Gym leases former farmers market space
Anytime Fitness, locally owned by Paul, John and Tracy Pax, has entered into a 10-year lease agreement with the city of Vancouver for 5,400 square feet at Esther Short Commons. The space, 505 W. Eighth St., was formerly occupied by the now-defunct indoor Vancouver Farmers Market.
Much of the remainder of the 8,451-square-foot space will likely be leased to a bank, said Brian Sullivan of Coldwell Banker Commercial Jenkins-Bernhardt Assoc., who represented the fitness center in the transaction. If the bank, which has yet to be named, completes the lease, there will be about 1,000 left for a third tenant.
Anytime Fitness will lease the space from the city, which in turn leases it from the Vancouver Housing Authority.
City council members who had hoped for a grocery store or restaurant expressed concern about the use for the space at the March 3 council meeting when the lease was approved 4-2. But Sullivan and city staff said there simply aren’t enough residents downtown to attract such tenants.
The Paxes will pay $19.69 per square foot for the space – $106,326 annually. This is the second franchise for the family, which owns one across from Westfield Vancouver Mall and has another planned for Camas.
Evergreen East converts to condos
Evergreen East, a Vancouver-based residential complex, is being converted from rental units into condominiums.
The complex is one block north of Southeast Mill Plain Boulevard on 157th Avenue. It includes 12 buildings with 60 two- and three-bedroom units on three and half acres. Units range from 981square feet to 1,124 square feet. The conversion includes upgrades and design renovations.
Sales have begun with prices ranging from $148,900 to $167,900.
Prudential NW creates Clark County resource centers
Prudential Northwest Properties has implemented a new service model in Clark County, merging the Battle Ground and Vancouver Mall branch locations into the Clark County Northwest and Columbia Tech Center locations.
The resource centers are an effort to offer expanded support services, and will help accommodate a growing staff.
Associate Broker Randy Hunzeker, who is immediate past president on the Clark County Association of Realtors board of directors, will manage the Clark County Northwest location, where Dian Lane, designated broker and Battle Ground branch manager, will transfer. Current Clark County Northwest Branch Manager Bob Deal will stay at the office as an associate broker.
Vancouver Mall branch manager Aaron Dalgord will transfer to the Columbia Tech Center office.
